This policy explains how information is collected, used and protected on benkrugerla.com. The site is operated by Ben Kruger, a licensed California real estate salesperson (DRE 01904455) working under Carolwood Partners Inc., doing business as Carolwood Estates (DRE 02200006). Where this policy says “the practice,” it means that.
Real estate runs on personal information, so it is worth being direct about what is gathered here and why. In short: the practice collects what you choose to send through the forms on this site, plus ordinary technical information about how the site is used. The practice does not sell your information.
When you submit a contact form, request a tour, ask about a building or neighborhood, or subscribe to updates, you may provide:
Like most websites, this one records basic technical information when you visit: your IP address, browser and device type, referring page, the pages you view, and the dates and times of your visits. This is collected through cookies and similar technologies, and through the hosting provider’s standard logs.
Property listing data displayed on this site is supplied by multiple listing services and related feeds, not by you. If you are referred to the practice by a colleague, a brokerage relationship or a third-party lead source, the practice may receive your contact details and stated interest from them.
Information submitted through this site is used to:
By submitting a form with your phone number or email address, you agree that the practice may contact you about your enquiry by phone, text message or email. Message and data rates may apply to texts.
You can opt out at any time. Reply STOP to any text message, use the unsubscribe link in any marketing email, or simply email ben@benkrugerla.com and ask to be removed. The practice may still need to contact you about an active transaction you are party to.
This site uses cookies to keep it working properly and to understand how visitors use it. Analytics tools may record aggregate information such as which pages are visited, how long visitors stay and what they click.
You can set your browser to refuse cookies or to alert you when one is set. Some parts of the site, particularly property search, may not work correctly if you do. Many browsers also offer a Do Not Track setting; because there is still no consistent industry standard for how sites should respond to it, this site does not currently respond to those signals.
The practice does not sell your personal information, and the practice does not share it for cross-context behavioral advertising.
It is shared in these limited circumstances:
Property listings shown on this site come from multiple listing services and are provided for consumers’ personal, non-commercial use. That data may not reflect all activity in the market, and it is not guaranteed accurate by the MLS or by the broker. Square footage, lot size, permitted status, school assignment and similar details should always be independently verified.
Neighborhood and building pages on this site are researched editorial content. They are offered as general information, not as a representation about any particular property, association or transaction.
Enquiries are kept for as long as needed to respond and, where a relationship develops, for as long as the relationship continues. Records connected to a real estate transaction are retained for the period California law and brokerage policy require, which is generally at least three years. Beyond that, information is deleted or kept only in aggregate form.
Reasonable administrative and technical safeguards are used to protect information submitted through this site, including encrypted connections and access controls on the systems that store enquiries. No method of transmission or storage is completely secure, so absolute security cannot be guaranteed and the practice does not claim it, so absolute security. Please do not send sensitive material such as financial account numbers or government identification through a website form.
California residents have rights over their personal information, including the right to know what is collected and how it is used, to request a copy, to ask that it be corrected, and to ask that it be deleted. You also have the right not to be treated differently for exercising those rights. Because the practice does not sell or share personal information for cross-context behavioral advertising, there is no sale to opt out of.
To make a request, email ben@benkrugerla.com or call (310) 600 4500. The practice will verify your identity before acting on a request, and the practice may need to keep information that a transaction record or another legal obligation requires the practice to retain.
This site is intended for adults engaging in real estate transactions. It is not directed to children, and the practice does not knowingly collect personal information from anyone under 16. If you believe a child has submitted information here, contact the practice and it will be deleted.
This site may link to third-party resources such as a listing search platform, a brokerage site or a public agency. Those sites have their own privacy practices, and this policy does not cover them.
Ben Kruger and Carolwood Partners Inc. support the Fair Housing Act and the Equal Opportunity Act. All properties presented on this site are offered without regard to race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, source of income or any other characteristic protected by federal, state or local law.
This policy may be updated as the site or the law changes. The revision date at the top of the page will always show when it was last changed. Material changes will be posted here before they take effect.
