Home / Neighborhoods / Sunset Park
Santa Monica's southern single-family district, where the airport's scheduled 2028 closure is the live question.
About the Neighborhood
Sunset Park is Santa Monica's southern quarter, and its residents drew the lines themselves. Friends of Sunset Park, the city-recognized neighborhood organization established in 1989, defines the district as Pico Boulevard south to Ozone Avenue and Lincoln Boulevard east to Centinela Avenue, representing roughly 7,200 households. It is one of seven neighborhood groups the city recognizes, and it has spent most of its existence on a single subject. The district itself is low-rise, gridded and overwhelmingly single-family, without the ocean frontage that sets the northern half of the city apart. That combination has long made Sunset Park Santa Monica homes the practical entry point into a coastal city with its own school district.
The subject is the airport. Aviation has been on this ground since 1917, when a rough grass strip opened at the district's eastern edge. The U.S. Army named it Clover Field in 1922 for Greayer Clover, a local pilot killed in France during the First World War, and the City of Santa Monica bought the property in 1926. What followed was consequential: four Douglas World Cruisers left Clover Field on March 17, 1924 and two completed the first aerial circumnavigation that September; nineteen women including Amelia Earhart started the 1929 air derby here; and the prototype DC-1 made its first flight on July 1, 1933.
The closure is documented rather than rumoured. Under a January 2017 consent decree with the Federal Aviation Administration and the Department of Justice, Santa Monica shortened the runway to 3,500 feet and secured the right to close the airport after December 31, 2028; the city reaffirmed that date publicly in September 2025. Measure LC, approved by voters in 2014, restricts the roughly 192-acre site largely to park, open space and certain public uses unless voters approve something broader. The city's conversion project reached its framework stage in early 2026 with a draft organizing the land into eight districts, and it has not resolved the housing question.
The rest of daily life is quieter and more settled. Clover Park sits against the airport's western edge with playing fields and playgrounds, Santa Monica College's main campus is on Pico at the district's northern boundary, and Ocean Park Boulevard and Pico carry the neighborhood retail. Santa Monica-Malibu Unified serves the district, with Grant Elementary and Will Rogers Learning Community inside it and John Adams Middle School at the Pico edge. Building rules are the city's, not the county's: Santa Monica adopted an interim ordinance in January 2018 and permanent single-unit development standards in October 2019 that cut the allowable size and scale of new houses.
Verify the things that actually move value. Overflight and engine noise vary sharply block by block, and the honest test is standing on the street on a busy weekend morning rather than reading a flight map. The 2028 date is a right to close, and what replaces the airport is still in design, so treat any specific park or housing outcome as unsettled. Confirm the current R1 envelope with an architect before assuming a neighbor's addition is repeatable, and check whether a house over forty years old faces demolition review. Confirm SMMUSD enrollment for the exact address with the district rather than a boundary map.
Life Here
Playing fields, playgrounds and open lawn against the airport's western edge, the neighborhood's default weekend destination and the anchor of what comes next on the site.
A 2017 federal consent decree gives the city the right to close the airport after December 31, 2028. What replaces it is still in design and still contested.
Two low-rise commercial streets carry the district's coffee, groceries and errands, with Santa Monica College's campus anchoring the northern boundary.
Education
SMMUSD enrollment boundaries, permit policies and school programs change; verify the specific address with the district and confirm admissions directly with each school.
