About the Building
The 1420 is a purpose-built condominium of 2010 and the county record confirms it in the cleanest possible terms. The Los Angeles County Assessor carries twenty separately assessed homes at 1420 South Bundy Drive under assessment numbers 4263029107 through 4263029126. Every legal description reads Tract 62137, Lot 1, Condominium Unit, followed by a number and the phrase airspace and one twentieth interest in common area. That recorded fraction confirms the unit count without reference to any marketing source. All twenty parcels are coded 010C, the classification for a condominium built as a condominium.
The plan is a straightforward stack of five homes on each of four levels: 101 to 105, 201 to 205, 301 to 305 and 401 to 405. Recorded areas run from 1,510 square feet at unit 405 to 1,940 at units 202, 302 and 402. Bedroom counts on the roll are two or three and bathroom counts are two or three. A condominium directory publishes a range of 1,514 to 1,896 square feet across eleven distinct floor plans; the county's own figures are wider at both ends, and the county is the record that a lender and an appraiser will use.
The stacks repeat with only modest variation. The second and third floors are identical on the roll at 1,760, 1,940, 1,840, 1,840 and 1,710 square feet. The fourth floor departs, running 1,760, 1,940, 1,640, 1,640 and 1,510, so the two homes at the end of the top floor are among the smallest in the building rather than the largest. The ground floor runs 1,760, 1,760, 1,650, 1,790 and 1,720. Anyone comparing homes here should therefore start with the plan letter and the floor, because the top floor is not uniformly the premium level.
There is a genuinely useful transaction on record. Unit 105, a three-bedroom home of 1,720 square feet, sold on 23 December 2024 at 860,000 dollars after opening in August 2024 at 1,149,000 dollars and passing through reductions to 1,099,000 and 899,000. The listing recorded monthly dues of 470 dollars, a two-car tandem garage with an electric vehicle charger, underground secured parking, controlled access and community patios, and described the building as twenty units with five homes to a floor. The county records unit 105 at exactly 1,720 square feet, which corroborates the listing precisely.
The address itself carries a small trap. The county's own property location for these parcels reads 1420 South Bundy rather than 1420 South Bundy Drive, and the neighbouring parcels at 1414 South Bundy belong to a different condominium entirely. Only twenty assessment numbers, 4263029107 to 4263029126, sit within Tract 62137. When checking a comparable sale, match the assessment number rather than the street number, because sales at 1414 and at the larger buildings at 1444 belong to other associations with other budgets and other reserve positions. Reserves, dues and sales history all differ between them, and none of it transfers.

The Residences
The roll shows 101 to 105, 201 to 205, 301 to 305 and 401 to 405, and a brokerage listing describes the building in the same terms. Five homes to a floor over a subterranean garage means short corridors and a limited number of neighbours on any level, and it means two corner positions and three interior ones per floor. Since floor areas repeat between the second and third levels exactly, establishing which stack a home occupies and which way it faces is the first question a buyer should ask.
Units 202, 302 and 402 are all recorded at 1,940 square feet, the largest homes in the building and the only three of that size. They sit in the same stack on the second, third and fourth floors, which makes them directly comparable to one another and a useful internal benchmark. In a building where the published directory range tops out at 1,896 square feet, these homes exceed the advertised maximum, and any valuation drawn from directory figures will understate them. Ask which of the three has been renovated and when, because that is the only variable left.
On the fourth floor the roll gives 1,760, 1,940, 1,640, 1,640 and 1,510 square feet, so units 403, 404 and 405 are smaller than their counterparts on the floors below, and 405 at 1,510 square feet is the smallest home in the building. That breaks the usual assumption that the top floor carries the largest plans. It may reflect roof setbacks, mechanical space or terraces that do not count as floor area. Ask what the reduction bought, since outdoor space at that level can be worth more than the interior it replaced.
The county records two or three bedrooms and two or three bathrooms across the twenty homes, and a condominium directory describes two-bedroom plans from 1,514 square feet and three-bedroom plans to 1,896. The confirmed 2024 sale at unit 105 was a three-bedroom of 1,720 square feet with two full bathrooms. At these floor areas the difference between a two and a three bedroom plan is how the same space is divided rather than how much of it there is, so read the actual plan rather than the bedroom count. Room dimensions decide liveability at this scale.
The confirmed 2024 sale describes a two-car tandem garage with an electric vehicle charger, within secured underground parking behind controlled access. Tandem allocation means the two cars are not independently accessible, which matters in a two-driver household. The presence of a charger in at least one space is unusual for a 2010 building and suggests either original provision or a later installation; establish which, whether the circuit is dedicated, and what the association requires before any further installation. Ask too whether a second charger can be added, what electrical capacity remains in the garage, and whether the association has adopted a policy on installation, since California law limits an association's ability to refuse one outright.
Published descriptions of the homes refer to hardwood and travertine flooring, imported cabinetry, Bosch stainless appliances, fireplaces, central air conditioning, in-home laundry and generous balconies. That is the standard late-2000s West Los Angeles specification for a development aiming at buyers who would otherwise buy a small house. Fifteen years on, kitchens and bathrooms in unrenovated homes are reaching their first replacement cycle, and the variation between updated and original homes will be the largest single factor in price. Ask for the permit history on any home that has been reworked, and check whether the association's records show approval for it.
Due Diligence
A deeded condominium unit under Tract 62137, Lot 1, recorded as airspace plus a one twentieth interest in the common area. That fraction is the cleanest confirmation of the twenty-home count available. Read the recorded condominium plan to see whether the balcony, the tandem garage and any storage are inside your unit boundary or are exclusive-use common area, because the answer decides who repairs them. Balconies in particular are often exclusive-use rather than owned.
Neighbouring parcels at 1414 South Bundy are a separate condominium, and the large building at 1444 is different again. Only assessment numbers 4263029107 to 4263029126 sit within Tract 62137. When you are handed a comparable sale, match the assessment number and the tract, not the street number, or you will be comparing budgets and reserves from another association. A single wrong comparable can move an appraisal by six figures in a building this small.
A brokerage listing for the December 2024 sale of unit 105 records monthly dues of 470 dollars, and a condominium directory publishes 550 dollars. Both are point-in-time figures from listing sources rather than from the association. Request the current budget, two years of financial statements, the reserve study and any assessment history, and ask what the dues cover and what they do not. Ask also whether any special assessment has been levied since completion.
A small association concentrates capital cost. A lift modernisation, a roof, a garage waterproofing project or a balcony repair programme is divided by twenty. California Civil Code section 5550 requires a reserve study at least every three years with a visual inspection, reviewed annually by the board. Read the funding percentage and the component list rather than the balance alone. Ask what the board intends to do about the next large item, and whether it plans to fund it from reserves or by assessment.
California requires periodic inspection of elevated exterior elements such as balconies and walkways in buildings with three or more dwelling units, on a nine-year re-inspection cycle following the first round. A 2010 building with balconies on every home has been through that process. Ask for the engineer's report and documentary evidence that any identified repairs were carried out. Ask also whether the association budgeted for the work or funded it by assessment, since that reveals how the board handles capital items.
A 2010 building falls outside Los Angeles Ordinance 183893, whose wood-frame soft-storey programme reaches buildings permitted before 1978 and whose non-ductile concrete programme reaches applications before 1977. There is no mandatory retrofit obligation. The productive enquiry is construction quality: podium drainage, window and balcony waterproofing, and any stucco repairs made since completion. Ask as well whether the podium garage has ever leaked and whether the roof has been repaired, because a 2010 building is now old enough to be entering its first significant maintenance cycle on both.
South Bundy Drive carries substantial traffic. Ask which elevation the home faces, what the glazing specification is, whether any acoustic upgrade has been made, and how the balcony performs on a weekday evening rather than a Sunday morning. Two homes of identical recorded area on the same floor can be very different products depending on which way they look. Visit at rush hour with the windows open, and again with them closed, before deciding what the difference is worth.
Unit 105 opened at 1,149,000 dollars in August 2024 and closed at 860,000 in December, roughly 500 dollars a square foot. A reduction of that scale in a twenty-home building deserves explanation rather than extrapolation. Ask about the home's condition and position, whether any assessment was pending, and what has closed in the building since. Ask also whether the sale was arm's length, since a single distressed or off-market transaction can distort a small building's record for years.
Everything above is drawn from public records, city permit data and published sources. The association’s statutory disclosure package is the only authoritative answer on dues, rules, reserves, insurance and litigation — Ben will request it and read it with you before you remove contingencies.
