The land question matters most. The County of Los Angeles owns the great majority of Marina del Rey and leases it through the Department of Beaches and Harbors, leaving most marina condo owners with leasehold interests that expire. Azzurra and its two neighbors are the frequently cited fee-simple exceptions: owners take title to the residence and an undivided interest in the ground itself, which supports conventional financing and removes lease-expiration risk. State it plainly, then verify it — your preliminary title report should show fee tenure with no ground lease of record.
With about 450 homes, Azzurra offers the widest residence range of the three towers: one-bedrooms from roughly 749 square feet, two-bedrooms of about 1,227 to 1,993, and three-bedroom and penthouse plans from around 2,099 to 3,111 — with some directories citing homes up to roughly 3,571 square feet.
