Home / Neighborhoods / South of Wilshire
The city's entry point: cottages, duplexes and full-service buildings on a walkable grid, with identical citizenship.
About the Neighborhood
South of Wilshire is the band of Beverly Hills between Wilshire Boulevard and the city's southern boundary, covering the 90211 and 90212 ZIP codes. The residential streets run parallel to the boulevard — Charleville, Gregory Way, Clifton Way — crossed by the southern legs of the drives that name the city above it: Roxbury, Spalding, Beverwil, Elm, Maple and Palm, continuing past Olympic Boulevard toward Whitworth Drive and Robertson. Portals and brokerages have taken to marketing part of it as the Beverly Hills Gateway, a name that is useful shorthand rather than a municipal district. Buyers searching Beverly Hills Gateway homes for sale are usually looking at this ground.
The single most important fact about the district is administrative. These blocks are inside the City of Beverly Hills, not the City of Los Angeles: the same municipal police and fire departments, the same water utility, the same zoning code and the same Beverly Hills Unified School District that serve the Flats. Horace Mann Elementary on Charleville Boulevard, established in 1929, is the district's south-side TK-5 campus, feeding Beverly Vista Middle School and Beverly Hills High. Cross Whitworth Drive or Robertson Boulevard and jurisdiction changes to Los Angeles, with LAUSD schools and a different rulebook — which is why identical-looking blocks trade differently on either side of the line.
The housing is the city's most varied. The single-family stock is largely 1920s and 1930s Spanish Colonial Revival and Tudor cottages on smaller, regular lots, joined by traditional two-story rebuilds. Alongside it sits the city's deepest supply of duplexes, small apartment houses and full-service condominium buildings spanning the 1920s through the 1980s. That mix makes rent regulation a live question for anyone buying income property: the city's rent stabilization framework applies to multi-unit buildings by construction date, with one chapter reaching buildings completed before September 20, 1978 and another before February 1, 1995, while single-family houses and individual condominiums fall outside municipal rent regulation.
Daily life leans on the boulevard. The Business Triangle, with Rodeo Drive and the Golden Triangle's restaurants and offices, sits immediately north across Wilshire, while South Beverly Drive supplies the neighborhood-scale retail, groceries and cafes that the Triangle does not. Roxbury Park on South Roxbury Drive at Olympic gives the district its green room, with tennis courts, lawn bowling and croquet greens, playgrounds and a community center dedicated in 2014. Wilshire itself carries the landmarks: S. Charles Lee's 1930 Fox Wilshire, now the Saban Theatre, listed on the National Register and designated a Beverly Hills landmark, and B. Marcus Priteca's 1937 Fine Arts Theatre.
Transit has changed the calculus. Metro's D Line subway extension opened its Wilshire/La Cienega station on May 8, 2026 at the district's eastern edge, with the Wilshire/Rodeo station in the Business Triangle targeted for a later phase reported as spring 2027 — dates worth reconfirming, since this schedule has moved before. Diligence otherwise is specific: confirm the parcel sits inside the city limits, since the southern boundary jogs; check whether Central Area standards and single-family design review apply to any street-visible work; verify rent stabilization coverage and unit history before pricing income property; and confirm school assignment with Beverly Hills Unified.
Life Here
Municipal police and fire, city water and Beverly Hills Unified schools apply here exactly as they do north of Santa Monica Boulevard, on smaller and more attainable lots.
1920s and 1930s Spanish and Tudor cottages sit beside duplexes, small apartment houses and full-service condominium buildings — the city's widest range of entry points.
The Business Triangle is a short walk north, South Beverly Drive handles the everyday, and the Saban and Fine Arts theatres anchor the boulevard itself.
Education
School assignment follows the individual parcel rather than the ZIP code, and Beverly Hills Unified reorganized its elementary campuses in 2024, so confirm current enrollment directly with the district or the school.
