About the Building
Sierra Towers is the building other buildings get compared to. Completed in 1965 to a design by Jack A. Charney — who trained under Rudolph Schindler and Richard Neutra, and for whom this remains the best-known work — it rises alone at the foot of the hill below Trousdale, so nothing stands between its glass elevations and the view. The Pacific Coast Architecture Database records Chester A. Widom, later California State Architect, as designer and project manager. It was built as rental apartments for Walter and Leo Minskoff and converted to condominiums in 1974.
The structure is the reason the building behaves the way it does. It is a steel frame with no interior load-bearing walls and roughly three feet of plenum between floors, which means a residence can be reconfigured almost freely. West Hollywood’s permit record bears this out rather than merely asserting it: between 2014 and 2021 the city issued more than 150 permits at this address, including dozens of whole-unit remodels, ceiling reframing, full window and door replacement, and around a dozen permits to combine two or three units into one.
A standard floor holds six residences, though fewer on floors where units have been merged. Verified sizes on individual sales range from about 1,237 square feet through the 1,700s and 1,900s to a 2,970-square-foot combination, up to a full-floor penthouse of roughly 7,000 square feet with a 4,000-square-foot terrace. Bedroom counts are fluid rather than fixed — permits show owners converting one bedroom into two and two into one — so treat any listing’s bedroom count as a description of that unit today, not of a building standard.
Service is the other half of the proposition. Security, doormen, the front desk and valet are staffed around the clock; on-site management keeps business hours. The amenity level was substantially remodelled in 2015 and 2016 along with the lobby, and the pool was replastered and a spa added in the same programme. Amenities include the pool and sundeck, a fitness centre with a yoga and Pilates studio, sauna and steam, a club and banquet room with a catering kitchen, and a conference room.
What ultimately sets the price is that the building cannot be repeated. West Hollywood’s residential zoning now caps height at between 35 and 48 feet depending on district, and the city has not permitted anything of this scale since. A thirty-one-storey tower on this site is not buildable today, and Trousdale Estates immediately uphill is single-family only. Residences trade infrequently and often privately, which is the practical argument for having someone watching the building on your behalf.

The Residences
A standard floor holds six residences. Combinations are common enough that several floors now hold four, three or one; West Hollywood issued roughly a dozen combination permits between 2014 and 2021 alone.
Verified sales range from about 1,237 square feet through the 1,700s and 1,900s to a 2,970-square-foot pairing, and a full-floor penthouse near 7,000 square feet with a 4,000-square-foot terrace.
Permits show owners converting one bedroom into two and two into one. The same floor plan is marketed as a one-bedroom by some brokerages and a convertible two by others.
No interior load-bearing walls and about three feet of plenum between floors mean layouts can be rebuilt. Gemmill Design, Studio Jackson and Gavin Brodin are among those who have worked here.
The city has permitted balcony and patio enclosures adding 90 to 220 square feet of interior space. Whether the association still allows this is a question for the architectural committee.
Small rooms of roughly 184 square feet on the sixth floor, originally staff quarters, trade alongside larger residences upstairs and are commonly used as offices.
Due Diligence
Two covered spaces with valet is the recurring figure for standard residences, and spaces appear to be deeded — the combined full-floor penthouse conveys six. The garage is valet-operated around the clock.
Public sources contradict each other. Most listing data records no pets; at least one rental listing in the building states otherwise. Treat this as unresolved and read the house rules rather than the MLS.
Leasing plainly happens — residences are marketed for lease regularly. What is not documented anywhere public is the association's minimum term, any cap on leased units, or whether the board approves tenants.
West Hollywood's 2018 retrofit ordinance exempted concrete and pre-Northridge steel moment frame condominiums, so there is no retrofit mandate here. That removes near-term assessment risk; it does not change the structure.
Given that exemption, whether the association carries earthquake cover — and on what limit and deductible — is arguably the most consequential number in the file. Ask for the declarations page, not a summary.
The building runs a central condenser-water loop serving heat pumps in the residences. Ask how loop operation is charged, and where the cooling tower and loop sit in the reserve schedule.
The lobby and sixth-floor amenity level were remodelled in 2015 and 2016 and the pool replastered. Public permit data stops at the end of 2021, so anything since — elevators, risers, façade — is unknown from outside.
Combining residences triggers fire alarm work across the affected units. The architectural review procedure, approved window specification and contractor rules are not public and should be obtained before you price a renovation.
