Zuma & Trancas Homes for Sale

Western Malibu's working center: the county's widest beach, a 1960s tract behind it, and the market that serves the whole coast up to the county line.

About the Neighborhood

The Beach, the Tract and the Town Center

Zuma and Trancas form the working center of western Malibu. Zuma Beach County Park runs 1.8 miles along Pacific Coast Highway at 30000 PCH with roughly 105 acres of property and about 2,000 parking spaces across eight lots, lifeguards through daylight hours, and the amenities that make it the coast's default family beach. Westward Beach curls around the base of Point Dume just to the southeast. The City of Malibu describes this shoreline as its most extensive stretch of pristine coast, fed by seven distinct watersheds, with kelp beds that the city calls the mainland's most prolific skin and scuba diving area.

Behind the sand, the residential picture divides cleanly. Malibu West, the 1960s subdivision inland of the highway at Trancas Canyon, holds roughly 200 single-family houses and 37 condominiums on lots ranging from under a quarter acre to more than an acre, laid out as a suburban tract with its own beach club tradition. Upper Trancas Canyon is a different product entirely, with larger and mostly newer architecturally distinctive houses on parcels running to about ten acres, and the Trancas Highlands area holding parcels of roughly one to seventeen acres. Anyone shopping Zuma Beach real estate is really choosing between those two logics.

Trancas Country Market is the reason the area functions as a town rather than a stretch of highway. At 30745 Pacific Coast Highway where Trancas Canyon Road meets PCH, the site has carried a business since the late 1930s, first a roadside restaurant and later a roadhouse that closed in the early 1990s. After the previous grocery closed in 2011 and left western Malibu without a full-service market for roughly two and a half years, the property was rebuilt as four wood-frame buildings and reopened in March 2014, anchored by Vintage Grocers. Its free Friday music series runs from late May into early September.

Public access here is unusually well documented, which matters on a coast where it often is not. Zuma and Westward are county beaches with parking, restrooms, food service and lifeguards. West of Trancas Creek, the California Coastal Commission's Malibu access guide lists a series of recorded accessways along Broad Beach Road, including at West Sea Level Drive, at Bunnie Lane, at East Sea Level Drive, and between 31346 and 31340 and between 31138 and 31202 Broad Beach Road. Beach width along that row has varied considerably over the years, so check current conditions and any recorded easements in title rather than assuming.

Above the highway the land turns federal. Zuma and Trancas Canyons make up the largest block of National Park Service land inside the Santa Monica Mountains National Recreation Area, with the 67-mile Backbone Trail crossing the northern portion and Kanan Dume Road forming the eastern edge. The name Zuma is generally traced to a Chumash origin, and translations offered locally vary, so treat any single gloss with caution. Practically, buyers should expect coastal development permits, onsite wastewater review, a Very High Fire Hazard Severity Zone with limited evacuation routes, and the seasonal traffic that a beach of this size generates.
