About the Neighborhood
The City of Malibu's own Local Coastal Program describes Malibu Road as a two-lane country road running roughly two and a half miles parallel to the ocean, reached from Pacific Coast Highway through a single wide entrance at Webb Way. That one sentence explains most of the market. There is no through traffic, no second way in, and a little over 250 living units strung along the seaward and landward sides of one street. Buyers searching Malibu Road homes for sale are shopping a finite inventory on a road that functions as a cul-de-sac two miles long, which is why turnover here is slow and why neighbors tend to know a house is coming before the market does.
The lot geometry is the other half of the story. The Local Coastal Program puts the beachfront parcels at approximately sixty feet wide and one hundred feet deep — narrow, deep rectangles laid side by side with the short dimension facing the water. Frontage width, not square footage, is the unit of value on the sand side. Landward parcels are a different product entirely, sitting on larger lots the plan describes as running from a quarter acre to four acres, with several multifamily buildings clustered toward the northern end. Two houses on the same road can therefore belong to two different markets, and comparable sales have to be selected accordingly.
Malibu Road sits directly behind the Civic Center, and that proximity is the neighborhood's practical advantage over the rest of Malibu beachfront. Webb Way and Cross Creek Road put the Malibu Country Mart, Malibu Village, Legacy Park, City Hall and the library within a few minutes of the front gate, which is unusual for a sand-front address on this coast. Immediately west, across Malibu Creek and the lagoon, sits Malibu Colony — the gated row May Rindge began leasing in thirty-foot increments in 1926 to raise money for her fight against the highway. Malibu Road is the ungated, longer, more varied answer to that stretch of coast.
Beach access here is public and specific. The California Coastal Commission's Malibu access guide directs visitors to turn at Webb Way and lists recorded accessways between 25120 and 25116, 24742 and 24712, 24604 and 24572, 24436 and 24434, and 24320 and 24314 Malibu Road, opening onto the sand generally known as Puerco Beach and Amarillo Beach. On these public-private stretches the dry-sand easements are defined by recorded document rather than by fence line, and the beach is frequently impassable at high tide. Anyone buying on the sand side should read the easement recorded against the specific parcel rather than the seller's description of it.
Diligence on this road is a longer list than the price suggests. Confirm the parcel's recorded lateral easement and any seawall or shoreline protective device, together with its permit history and maintenance obligations. Ask where the parcel falls in the Regional Water Board's phased Civic Center prohibition on onsite wastewater disposal, adopted in 2009 and amended in 2014, and whether it connects to the city's Civic Center Water Treatment Facility — this is a parcel-level question and the answer changes what a rebuild costs. Landward buyers should read the bluff geology, which the Local Coastal Program flags directly. And review the fire record: the Franklin Fire burned above this part of Malibu in December 2024.

Confirm boundaries and enrollment policy with the district for any specific address.
