The Ritz-Carlton Residences at L.A. LIVE occupy the upper half of the 54-storey tower at 900 West Olympic Boulevard, designed by Gensler for AEG and completed in 2010 as the vertical anchor of the L.A. LIVE sports and entertainment district. The tower stacks three uses: an 878-room JW Marriott on the lower floors, a 123-room Ritz-Carlton hotel above it, and 224 for-sale condominiums on floors 27 through 52. MacFarlane Partners invested alongside AEG in the development, and the building carries LEED Silver certification from the U.S. Green Building Council.
This is a hotel-branded condominium, which shapes almost everything about ownership. Residents hold title to their units but share a structure operated day-to-day by Marriott-affiliated hotel management, with a residential staff trained to Ritz-Carlton standards. Owners enter through a separate residential entrance with private elevators rising to a resident-only sky lobby, so daily life is kept apart from hotel check-in traffic. The trade-off is a layered cost structure: homeowner association dues cover the residential common areas, while hotel-brand service charges are billed as a distinct obligation, and buyers should confirm the current split in the escrow disclosures.
The 224 residences run from one-bedroom plans to three-bedroom layouts and a set of twelve penthouses on the top floors. Supply here is fixed and unusually well-defined: 224 units, no phase two, and no comparable hotel-branded condominium stock elsewhere in downtown Los Angeles as of this writing. The L.A. LIVE district itself received the Urban Land Institute's Global Award for Excellence in 2010, one of a handful of projects recognised worldwide that year, which remains a useful third-party endorsement of the location thesis.
