For many buyers the draw is exactly this trade: more land and privacy than the flats, a few more minutes from everything.

Schools are LAUSD, not Beverly Hills Unified, and assignments vary by canyon, so run the parcel through the district's Resident School Identifier. Septic systems remain common in the canyons, private streets carry maintenance agreements worth reading, and geologic, soils and drainage review is essential on slope lots. Pull LADBS permit history across decades of remodels, confirm fire-zone insurability early given current underwriting, and check whether the parcel touches the Mulholland Specific Plan area.
