A Village Above a Living Wall

Gardenhouse at 8600 Wilshire Boulevard is the first completed United States project by MAD Architects, the Beijing practice led by Ma Yansong with partners Dang Qun and Yosuke Hayano. Gruen Associates acted as executive architect and landscape architect, Rottet Studio designed the interiors, John Labib & Associates engineered the structure and DHC Builders constructed it for the Santa Monica developer Palisades. The building topped out in 2018 and Urbanize LA recorded completion in August 2020, after more than four years on site. ArchDaily gives the total area as 4,460 square metres, roughly 48,000 square feet.

The form is deliberately unlike its neighbours. A three-storey podium wrapped in a living wall reads as a hill, and above it sit white glass-clad volumes with gabled roofs arranged around a central courtyard, which MAD describes as a hillside village. ArchDaily counts five floors overall. The living wall is the item a buyer should study hardest: MAD claims it is the largest in America, and it needs irrigation, drainage, replanting and specialist attention that a conventional facade does not. Parking is subterranean, and ground-floor commercial space occupies part of the podium, so the site is shared with retail tenants.

Eighteen homes divide into three types. Townhomes run over three storeys; garden flats are single-level and face the courtyard; sky villas, also marketed as penthouses, occupy two storeys at the top. Every home is described as three-bedroom. Figures differ between sources: Urbanize LA gives townhomes 2,324 to 3,096 square feet, sky villas 1,986 to 2,789 and garden flats 2,056 to 2,477, while the building's own leasing site quotes 2,324 to 3,096, 2,096 to 2,916 and 2,173 to 2,606 respectively. A separate Urbanize report summarises the whole range as 2,100 to 3,100 square feet.

Gardenhouse is small and its shared provision is correspondingly modest. The central courtyard garden is the principal amenity, with the living wall as the building's public face. Townhomes have a three-car subterranean garage reached by private lift, and sky villas have subterranean parking; allocations for garden flats are not documented publicly. The building's own site describes full-service residential living with the attention to detail of a boutique hotel, and offers homes furnished or unfurnished on short and long leases, but it publishes no staffing list, concierge hours or schedule of included services.

Supply here is the unusual part. Gardenhouse was developed and marketed as for-sale condominiums, with Urbanize LA reporting sales from 2020, yet the building's own website now presents every residence as available to lease, furnished or unfurnished, on short and long terms. Whether a condominium map remains recorded and individual homes can still be bought is not clear from public sources; the county recorder and a title search will answer it, and that check should come before any other. If ownership is possible, eighteen homes by a well-published architect's first American building is genuinely scarce stock. If it is not, this is a rental asset.

Eighteen residences split into townhomes, garden flats and sky villas across five floors. Every home is described as three-bedroom, so the building offers no studio or one-bedroom stock at all.

Three-storey townhomes with private garages

Townhomes run over three levels at roughly 2,324 to 3,096 square feet, with a three-car subterranean garage reached by private lift. They are the largest and most house-like plans here.

Single-level garden flats around courtyard

Garden flats are single-storey and face the central courtyard. Urbanize LA gives 2,056 to 2,477 square feet; the building's own leasing material says 2,173 to 2,606, so verify against the drawings.

Two-storey sky villas on top

Sky villas, marketed as penthouses, occupy two storeys beneath the gabled roofs. Sizes are quoted as 1,986 to 2,789 square feet by Urbanize LA and 2,096 to 2,916 by the building itself.

White glass-clad gabled volumes with timber framing sit above the living wall. Homes look inward to the courtyard or out over Wilshire. Ceiling heights are not published beyond references to soaring volumes in the sky villas.

Rottet Studio specified white walls and timber floors in a Californian idiom, and homes were delivered finished. Given strongly authored architecture, expect any alteration to face review; the rules are not public.

What to Know Before You Buy

Parking

Townhomes have a three-car subterranean garage with private lift access, and sky villas have subterranean parking. Allocations for garden flats are not documented publicly; confirm on the deed and the parking plan.

Pets

No pet policy is documented publicly for Gardenhouse, in either condominium documents or the building's leasing material. Ask management directly and obtain the house rules, which are the governing document.

Leasing

This is the central question here. The building's own website markets all residences for lease, furnished or unfurnished, short and long term. Whether owner-occupier purchase remains possible needs a title and county recorder check.

Dues

If the building operates under a condominium association, dues would cover the courtyard, living wall irrigation and replanting, lifts, parking and insurance. No budget or inclusion schedule is published; request it before offering.

Seismic

Completed in 2020 with structural engineering by John Labib & Associates, built under recent California code, so no retrofit obligation applies. Beverly Hills holds the approved drawings if your engineer wishes to review them.

Reserves

The living wall is the distinguishing capital item, needing irrigation, drainage, replanting and specialist upkeep that no ordinary facade requires. Ask for the maintenance contract, its cost basis and how any reserve study treats it.

Staffing

The building's site describes hotel-like attention to detail but publishes no staffing list, concierge hours or security arrangement. With eighteen homes, cover is likely limited; ask what is actually on site and when.

Remodelling

Alteration rules are not published. The architecture is strongly authored, and the roof forms and glass cladding leave little scope for change. Beverly Hills permits apply to structural, plumbing and mechanical work.
