About the Building
Name change: The Maybourne Residences were previously known as Montage Residences Beverly Hills. The hotel below the homes was rebranded The Maybourne Beverly Hills when Maybourne Hotel Group took over from Montage, and the residences now carry the Maybourne name. Older listings, records and articles still say Montage Residences, so search under both names when researching sales.
The building at 225 North Canon Drive opened in 2008 as Montage Beverly Hills, developed by The Athens Group on a block in the Golden Triangle. Design was led by Hill Glazier Architects, in a Mediterranean idiom keyed to the city's civic architecture. The Athens Group describes it as the first newly constructed mixed-use hotel and residential project to be LEED certified as a single project, an award it dates to 2010. Maybourne Hotel Group took over the hotel around 2019 and rebranded it The Maybourne Beverly Hills, so the homes are now marketed under both names.
This is a mixed-use building: hotel below, residences above. Twenty condominiums occupy the top three floors, reached by dedicated residential lifts from a gated underground garage and a separate pedestrian entrance, so owners need not cross hotel space. That structure has consequences. The association shares a frame, a roof and much of the plant with a hotel operator, which makes the cost-sharing agreement between association and hotel the single most important document to read. It also means the hotel's renovation cycles and guest movement sit directly beneath the homes, mitigated by sound insulation the developer describes as part of the specification.
The Athens Group gives the range as roughly 1,900 to 5,700 square feet across the twenty homes. Forbes, reporting on a 2018 listing, described a 2,710-square-foot residence with three bedrooms plus a den, four full bathrooms and a powder room, and ten-foot ceilings throughout. With twenty homes over three floors, expect six or seven per level and the larger plans uppermost. Homes open through a formal double-door entry with powder room and guest closet. Every residence has a private balcony, though a per-unit schedule of terrace sizes is not published.
Owners buy into a hotel operation. Shared facilities include a 20,000-square-foot spa, a rooftop mosaic-tiled saline pool with whirlpool and cabanas, fitness classes and the hotel's restaurants and bars, with 24-hour room service available to the residences. Parking is a gated private underground area offering valet, self-parking and storage, and residents use their own lifts throughout. The Athens Group also cites security systems and sound insulation between the hotel and residential uses. What an owner is entitled to as of right, as against what a guest may buy, is set by the CC&Rs rather than by brochure.
Twenty homes on a Golden Triangle block is about as tight as Beverly Hills supply gets, and at more than fifteen years old the building trades almost entirely on resale. Value rests on three things: the block itself, a short walk from Rodeo Drive; the hotel operation attached to the deed; and the scale of the homes relative to other pre-2010 Beverly Hills condominiums. The 2019 change of operator from Montage to Maybourne altered the service standard and the name, and listings still appear under both, which fragments search results and can obscure comparable sales.
Amenities & Services
The Residences
Forbes reported twenty residences occupying the top three floors above the hotel, a count The Athens Group also gives. That implies roughly six or seven homes per level, with the largest plans uppermost.
The Athens Group gives approximately 1,900 to 5,700 square feet. A 2018 listing described by Forbes ran 2,710 square feet with three bedrooms plus a den, four bathrooms and a powder room.
Forbes described ten-foot ceilings throughout one residence. Whether that holds across every plan is not published; confirm on the drawings, since ceiling height varies with mechanical runs in mixed-use buildings.
Homes open through a formal double-door entry with powder room and guest closet, reached by private lift. The Athens Group notes security systems and sound insulation as part of the residential specification.
The Athens Group lists expansive private balconies, gas fireplaces in the great room and primary bedroom, walk-in closets, and primary bathrooms with separate steam showers and heated floors.
Delivery specification was granite counters, custom millwork and high-end appliances. At over fifteen years old many homes have been reworked; alterations sit under both association review and the shared building's constraints.
Due Diligence
A gated private underground garage serves the residences, with valet, self-parking and storage options per The Athens Group. Space counts per home are not published; the deed and CC&Rs set what actually conveys.
No pet policy is documented publicly for the residential association, and hotel pet policies do not govern owners. Request the house rules and any pet addendum, which control size, number and circulation routes.
Leasing rules are not documented publicly. In a hotel building, short-stay letting by owners is usually restricted to protect the operator's licence and brand. Read the CC&Rs and any rental addendum closely.
Dues cover residential staffing, shared systems, insurance and the residential share of common areas. Which hotel facilities are included as of right and which are charged is not published; obtain the budget and shared-cost agreement.
Completed in 2008 under then-current California code, so Los Angeles retrofit ordinances do not apply and Beverly Hills holds the approved structural drawings. No public record of seismic upgrade work was found for this building.
A 2008 building is now in first-cycle replacement for lifts, roofing, pool plant and facade sealants. Because plant is shared with the hotel, ask how capital costs are apportioned and what the reserve study assumes.
Service comes from the hotel operator, now Maybourne Hotel Group rather than Montage. Whether the residential association can influence or end that arrangement is not public; the operating agreement is the document that governs.
Alteration rules are not published. Expect architectural review, work hours restricted to protect hotel guests, and limits on slab penetrations and plumbing changes. Beverly Hills permits are required for structural, electrical and mechanical work.
Everything above is drawn from public records, city permit data and published sources. The association’s statutory disclosure package is the only authoritative answer on dues, rules, reserves, insurance and litigation — Ben will request it and read it with you before you remove contingencies.
