Low, Restrained and Fully Staffed

Nine thousand two hundred Wilshire Boulevard occupies a full block at the edge of the Golden Triangle. SHVO acquired the site in 2019 with Bilgili Group and Deutsche Finance America, and built to designs by MVE + Partners, with interiors by 1508 London, landscape by Enea Garden Design and Swinerton as builder. Urbanize LA put development cost above $460 million. Completion dates differ across sources: SHVO's own portfolio page says 2021, Urbanize LA anticipated 2022 during construction, and The Real Deal reports the building finished in May 2023. Mandarin Oriental manages it, and describes it as its first residential-only project on the US West Coast.

Sources disagree on height. The Real Deal and Multifamily Executive describe six storeys; Urbanize LA reported seven during construction; SHVO's own portfolio lists 273 feet, a figure that cannot be reconciled with a six-storey building and is probably a data error. What is not in dispute is a low, block-wide concrete structure clad in glass, with glass-railed terraces, sliding doors and floor-to-ceiling windows set in hairline mullions. Between 6,000 and 6,650 square feet of ground-floor retail sits beneath, the range depending on the report. Recent construction means current seismic code and no retrofit obligation.

Fifty-four residences is the consistent count across every source. Multifamily Executive gives sizes from 1,182 to 6,562 square feet, and The Real Deal an average near 2,600. The mix runs one-, two- and three-bedroom homes plus two penthouses, though The Real Deal describes the top homes as four-bedroom, so confirm on the plan. Each penthouse has roughly 6,450 square feet inside and 5,000 square feet of terrace, with a private pool, a six-car garage and a dedicated lift. Interiors were delivered with wide-plank white oak floors, silver birch cabinetry, leathered Taj Mahal quartzite islands and Azul de Nordic marble vanities.

Mandarin Oriental staffs the building with its own trained personnel, so service rather than floor area is the proposition. Facilities include a rooftop pool with cabanas, a fitness centre, a spa with treatment rooms, steam room and sauna, indoor and outdoor yoga and meditation space, a beauty salon, a library, a lounge with fireplace and a meeting room. A porte-cochere with valet handles arrivals. At street level, Daniel Boulud's first West Coast restaurant operates as Cafe Boulud with Boulud Prive attached, which gives owners a serious kitchen downstairs without a hotel overhead.

Ownership history matters more here than at most new buildings. An investor group led by SHVO defaulted on a loan of just over $200 million and the unsold homes went to bulk sale. Centurion Real Estate Partners took them on; Business Wire announced the acquisition in February 2025, while The Real Deal has dated the purchase to February 2024. Centurion relaunched sales in mid-2025 at roughly twenty per cent below original asking levels, and trade press reported a first penthouse sale in March 2026. For a buyer that means a young association with one large owner still holding inventory, which bears on voting control, budget stability and lender treatment.

Penthouses with private pools and garages

Each penthouse offers about 6,450 square feet inside and 5,000 square feet outside, with a private pool, a six-car garage and its own lift. Only two exist, so they trade rarely.

Glass-railed terraces run the facade

Glass-railed terraces, sliding doors and floor-to-ceiling windows with hairline mullions define the elevations. Terrace depths vary by plan and ceiling heights are not published; check both on the drawings.

Homes came complete: wide-plank white oak floors, silver birch cabinetry, leathered Taj Mahal quartzite islands and Azul de Nordic marble vanities. Little of the stock is old enough to have been renovated.

Parking

A porte-cochere with valet serves the building, and the penthouses have six-car garages. How many spaces attach to a standard home, and whether valet is compulsory, is not documented publicly; the deed governs.

Pets

No pet policy is documented publicly for this association, and the operator's service programme does not settle the question. Ask for the house rules and any pet addendum before relying on keeping animals.

Leasing

Leasing rules are not published. Branded residences commonly bar short lets. Since one owner has held a large block of unsold homes, also ask how many are tenanted, because lenders scrutinise investor concentration.

Dues

Dues fund Mandarin Oriental staffing, the rooftop pool and spa, fitness centre, valet, security and insurance. Which services are included and which are billed per use is not published; request the operating budget.

Seismic

Completed between 2021 and 2023 depending on the source, in concrete under current California code. No retrofit obligation applies, and Beverly Hills holds the approved structural drawings for an engineer to review.

The association is young and, with a bulk owner holding inventory, dues income has not reached a steady state. Ask for the reserve study, funding percentage, developer transition status and any defect claims.

Staffing

Mandarin Oriental supplies trained staff and manages the residences. The management agreement's term, fee basis and termination provisions are not public. Since the brand carries much of the value here, those terms deserve reading.

Remodelling

Alteration rules are not published. Homes were delivered finished to a 1508 London specification and architectural review will apply. Beverly Hills requires permits for structural, plumbing, electrical and mechanical changes.
